What is Sheltered Housing?
Sheltered Housing is the name given to accommodation designed specifically for people over the age of 60 years and is usually linked to a 24-hour emergency call service. Mosscare Housing currently has 4 sheltered housing schemes that meet these criteria.
Is Sheltered Housing like a care home?
No, Sheltered Housing is not like a care home. Residents live independently in self-contained flats within a block of flats that has communal spaces for residents to meet and socialise. There are other facilities offered as part of Sheltered Housing such as:
- A resident warden or daily onsite warden
- A lift
- A door entry system
- Communal facilities (laundry/guestroom/lounge/kitchen)
Can my family stay overnight?
Sheltered schemes are normally made up of 1bed 1person and 1bed two person flats. Because of this there is usually a guestroom on each scheme that residents can book for a small fee, for friends and relatives to stay over.
Are there any parking facilities?
Yes, all of the Sheltered Schemes have allocated parking areas for residents.
Can we have pets?
Unfortunately, no pets are allowed in properties with a communal entrance unless it is an animal to help with a medical condition.
What is the cost per week for living in Sheltered Housing?
The cost for living in this type of accommodation is made up of 4 separate parts. These are as follows:
- Rent (cost for individual property)
- Service Charge (for communal services e.g. lighting)
- Heating & Hot Water Charge (Gas supply for heating/hot water)
- Supporting People Charge (housing related support provided by the Warden)
The total charge on a property could range from £70-£92 per week, depending on the scheme and the size of the property. Depending on your income you may be able to claim Housing Benefit and Council Tax rebate to assist with the cost of your rent and service charges. If you receive any housing benefit then Social services would also pay the Supporting People charge. You would have to pay the charge for heating & hot water, as this would be in place of a gas bill.
What other costs would I have?
You are responsible for paying your utility bills i.e. electric and water. You will also require a TV Licence if you are under the age of 75. Sheltered schemes are normally subject to a Concessionary TV Licence and the cost to you would be £5 per year.
Do you have other Sheltered Properties that are not in a block of flats?
Yes, Mosscare have other Sheltered Housing Schemes designed for people over the age of 55 years. These are also linked to a 24-hour monitoring service and may have a part time warden on site. These schemes do not have lifts as all residents have ground floor entrances to their own flats and may not have any communal facilities other than the gardens.
How would I apply for a sheltered property?
If you are already a Mosscare tenant or live in one of our homes in Manchester you can complete a Manchester Housing Register application form (brown form).
If you are a Manchester City Council tenant or live in one of their properties you should contact your local Housing office (or ring the Housing On Call Service on 0161 953 2525) to register.
If you are another Housing Association tenant or live in another Housing Association property that is part of the Manchester Housing Register you should contact the relevant organisation to register.
If you are not a Council or Housing Association Tenant and do not live in one of these properties you can apply to Mosscare (or another local Housing Register partner if you prefer), by completing a Manchester Housing Register application form (brown form).
When we receive your details we will assess your application under the points system. If we need more information we will ask you to supply it. We will not process an incomplete form, but return it to you immediately. When your application has been registered we will write to you with confirmation of your application and how we have assessed the request. It is important to keep a record of your registration number, as this will help us deal with any future enquiries from you.
