Calling all Leaseholders

November 2009

Mosscare’s leaseholders have all been invited to have their say in a forum which is being set up to decide how services to leaseholders are provided. The inaugural meeting will take place in February 2010 and if would like to find out more then contact the Homeownership Team on 0161 232 5628.

Leaseholders own their property or a percentage of their property and Mosscare has responsibility for repairs and maintenance of the external structure of buildings. Some leaseholders live in schemes specially designed to suit the needs of older people, with communal facilities and a scheme manager.

Eighty nine per cent of leaseholders responded to a customer satisfaction survey this year and while 81% were satisfied with repairs and maintenance, feedback showed that leaseholders want their views to be taken into account and they want to be kept informed about what is happening on their schemes. Concerns about repairs and maintenance were considered to be most important factors.

“We’re determined to respond to what our customers want by setting up a Leaseholder Forum,” said Chris Davies, Mosscare’s Home Ownership manager,  “so leaseholders can establish their needs and concerns.”

“We’ve had some disatisfaction with landscape gardening and it’s issues like this that can be sorted.  Leaseholders will be able to decide on contracts, for instance who is appointed to do the window cleaning and decide on their leaseholder handbook which will set out  the type of service they receive and how it is delivered.”

There has already been positive response to the forum with individuals from schemes in Urmston, Northern Moor, Sale and Burnage stating they will attend but more people are needed.

“Up to now we don’t have representation from The Grange in Levenshulme, Kinderton Gardens in Withington and Bowling Road in Gorton,” said Mohammed Laskar, Mosscare’s Home Ownership Initiatives Officer, “so we are particularly looking for people from these schemes but members from all our schemes are welcome to join.

Leaseholders are a growing group within Mosscare.  Ten new properties at Maine Place are now available on a shared ownership basis. This means buyers can part-buy the share they can afford now and buy more later, with prices starting from as low as £70,000 (based on 50% part-buy/part-rent option).

Ring the Homeownership Team on 0161 232 5628 if you would like to join the Leaseholder Forum or if you would like to more details on the properties at Maine Place.
